The “how to inspect” tips and maintenance tips, (found throughout the instructional guide of this report) are part of many helpful aids in the BAIR Report. It is designed for non-professional home inspectors. However, professional inspectors have found it useful as a guide on what not to forget during their inspections.
There are many Do It Yourself Home Inspection guides and inspection checklists, and a few home inspection reports on line. Few, if any, are as easy to follow yet thorough as the BAIR System.
The BAIR Report is divided into sections for example: (exterior siding, roofing, interiors, basements, garages, electrical, plumbing, etc.). The Remarks and Considerations that describe and show how to inspect, and what to look for, etc are at the beginning of each section are. After downloading and printing the report, you may choose to remove and discard all unneeded sections and components that are not present or do not pertain to the house.

For example:
Let’s say the house you are interested in inspecting has a Gas Fireplace and a Gas Water Heater, and a Gas Furnace. All other described components such as, wood burning fireplace, wood insert, wood stoves, electric water heaters, all other types of furnaces could be deleted. The associated checklist also can be deleted. By deleting the unneeded sections your inspection and report will be easier to perform.
At the end of the report is a summary page to list your findings from all of the sections.
