Why should I use the BAIR System instead of any other do it yourself inspection?
Most DIY (“Do It Yourself”) home inspection packages provide the check list to fill out and very little, if any, instruction.
The BAIR report provides instruction or a guide on how to inspect prior to the check list and comment section. The report includes all types of components, materials, and systems found in homes. You would only select the components pertaining to our home and ignore the rest.
A sellers inspection will give the seller an opportunity to identify and correct any problems (or disclose and issue), prior to the listing.
How much time does it take to do this residential inspection?
That depends on the size and condition of the home. When you are performing your own inspection, many issues will be overlooked. Issues you may not be concerned about. For example: When you take possession you may have plans for remodeling the kitchen, or replacing the roof, etc. You also would not spend a lot of time with problems that you know how to repair. When home inspectors go through a home, they must list every little item that comes up, and that takes time. On the average, it should take a person a little over an hour to do the inspection.
Is it legal?
Yes. Buyers and sellers can perform their own home inspection. If you are represented by Realtors, consult with them for guidance. It is their job.
There are some states that have licensing laws today for professional home inspectors. State home inspector licensing laws do not apply to you.
If something comes up that is questionable or unclear, during my inspection, what do I do?
If there are Realtors involved, it is suggested to ask them. Perhaps with their experience they might have the answer. Perhaps the home owners with their knowledge and history of the home may be able to help.
